About
Mortgage Tape is a housing finance information and decision support platform for mortgage professionals.
Our mission is to organize and make accessible the world’s collective knowledge of the US housing finance system.
We do this through four complementary surfaces, all anchored on one of the most comprehensive US residential-real-estate data stores assembled — billions of records spanning HMDA application disclosures, the GSE (Fannie + Freddie) loan-level performance sets, Ginnie Mae’s monthly loan-level data, per-CUSIP MBS pool composition and prepayment history from both GSEs, loan-level commercial mortgage asset data on non-agency CMBS conduits from SEC Reg AB II filings, near-realtime rate-lock data from Optimal Blue (Official AI Partner), and MSA-level single-family and multi-family rent indices from Beekin (Official AI Partner) — augmented with reference data on lenders, conforming limits, and Census geography.
Mortgage chat — for asking. Natural-language access to the underlying data. Ask anything — denial rates by program, FHA share trends, lender-specific origination patterns, GSE delivery mix by vintage, geographic flows — and get cited, structured answers in seconds. Built for exploratory analysis, market intelligence, regulatory research, and competitor benchmarking. No SQL required.
Reference tools — for looking up. Deterministic single-record and browse lookups against canonical registries: agency seller-ticket directory, servicer directory, MBS pool lookup by CUSIP, county loan limits, LLPA fee grid, agency eligibility grid, CMBS deal directory, top HMDA lender panel, and month-to-month servicing-transfer explorer. No LLM in the loop, no probability — just the authoritative record when you need to check one, plus downloadable cuts for the ones that anchor recurring workflows.
Scoring models — for deciding. A suite of pre-trained, isotonic-calibrated probability models for the loans you’re underwriting today: pull-through, credit denial, Higher-Priced loan flagging, Early Payment Default across 12 / 24 / 36-month horizons, prepayment curves, repurchase risk, GNMA-specific EPD, and Fannie-vs-Freddie channel choice. Each model returns a calibrated probability, a risk band, and an operating recommendation tied to its intended decision use — pricing, decline gates, reserve setting, or MSR valuation.
Market Snapshots — for tracking. A recurring rollup of where the market is right now: rate distributions, agency and product mix, geography, lender concentration, prepayment signal, rental cash-flow context. Each release shows what moved since the prior period side-by-side, so cap-markets desks, product teams, and research groups see the state of housing finance at a glance without having to reassemble it themselves each month.
Chat is descriptive; reference tools are deterministic; the scoring models are predictive; and Market Snapshots are periodic. Together they close the loop from “what is happening in the market” to “what should I do with this loan”, with a shared data spine underneath so answers on one surface reconcile with answers on the others.
Access: chat is open to any visitor within a daily anonymous quota. Market Snapshots and reference tools require a free sign-in — both surfaces run compute against the full data spine, and signed-in access lets us serve them reliably and track feature usage so we can invest where readers actually spend time.
