Which insurers hold the largest whole-loan mortgage portfolios?
“Which insurance companies hold the largest whole-loan mortgage portfolios, as of their most recent annual statutory filing?”
Response
Based on 2025 Blue Book statutory filings (Dec 31 2025 balance sheet), here are the top 10 US life insurers by whole-loan mortgage portfolio size:
| Rank | Insurer | Loans | UPB | Avg loan size |
|---|---|---|---|---|
| 1 | Northwestern Mutual | 969 | $59.26B | $61.2M |
| 2 | Metropolitan Life (MetLife) | 41,370 | $44.53B | $1.1M |
| 3 | Athene Annuity and Life Company | 102,429 | $41.91B | $0.41M |
| 4 | Corebridge AGL (American General Life) | 36,255 | $36.95B | $1.02M |
| 5 | TIAA | 6,918 | $30.62B | $4.43M |
| 6 | New York Life | 664 | $27.29B | $41.1M |
| 7 | Pacific Life | 862 | $20.53B | $23.8M |
| 8 | NYLIAC (New York Life Annuity) | 652 | $19.60B | $30.1M |
| 9 | Prudential (The Prudential Ins Co of America) | 1,081 | $17.62B | $16.3M |
| 10 | Nationwide Life & Annuity (NLAIC) | 568 | $10.18B | $17.9M |
Three loan-size clusters tell three different stories:
- Jumbo-commercial shops (Northwestern, NYLIC, Pacific, NYLIAC, Prudential, Nationwide). Hundreds of loans each averaging $15M–$60M. These are large-balance commercial real estate loans — office, multifamily, industrial, retail — typically originated through in-house commercial lending platforms and held to maturity for yield. Northwestern at $61M average and 969 loans is the archetype.
- Mid-market generalists (MetLife, Corebridge AGL, TIAA). Tens of thousands of loans averaging $1M–$4.5M. Mix of commercial middle-market and residential. MetLife and Corebridge have the broadest geographic footprint and the widest coupon dispersion.
- Mass-residential (Athene). 102,429 loans at $409K average — essentially a residential whole-loan book. Athene is the Apollo-owned retirement-services carrier that aggressively bought residential mortgages (both agency-eligible and non-agency jumbo) to back its fixed-annuity liabilities. Nobody else in the top 10 operates at this scale on residential.
Combined picture across all 15 covered insurers: 199,654 loans / $334.1B carrying value at Dec-31 2025. That is net direct whole-loan exposure only — it excludes each insurer’s separate holdings of agency MBS, CMBS, and private-label RMBS (another $111.8B across the same 15 insurers at CUSIP level, captured separately).
Coverage caveat: this covers the top 15 life insurers by mortgage AUM, representing roughly 90% of life-industry mortgage holdings. P&C insurers (State Farm, Berkshire, Chubb) hold much less mortgage exposure and are not yet in scope; reinsurers (RGA, SCOR) and health insurers are also out of scope. Statutory filings are annual (Dec-31 point-in-time, filed with a ~90-day lag), so 2026 numbers will refresh in Q1 2027.
