Reference Tools · Peer Rate Distribution
What it does
Anonymized peer benchmark to sanity-check a quote against the market. Enter a scenario — FICO, LTV, purpose, occupancy, state, loan type — and the panel returns the aggregate retail rate distribution plus retail-vs-broker and institution-type medians.
What’s in it:
- Full distribution — p10 / p25 / median / p75 / p90 of retail-channel locked note rates for that scenario.
- Retail vs. broker medians — see how channel economics stack up for the same cell.
- Institution-type cut — banks vs. non-bank IMBs vs. credit unions, where sample size holds.
- Rolling window — 7, 14, 30, or 60 days of locks, selectable; the UI auto-widens if the cell is thin.
- Fallback trail — if the exact cell is undersampled the tool widens filters step by step and shows you what it dropped.
Sample questions this answers in one click:
- “Market distribution of 30-yr conforming retail rates at 740 FICO / 75 LTV / TX purchase.”
- “Where does my 6.49% quote sit in the peer stack?”
- “Retail vs. broker median on FHA 95 LTV, 680 FICO.”
Who finds this useful: secondary-marketing teams calibrating a rate sheet, loan officers justifying a quote to a borrower, pricing analysts spot-checking competitiveness.
Data note: locks only — funded-loan rates may drift modestly as pull-through filters out high-rate shoppers. Retail channel is the primary distribution; broker-channel sample is narrower.
