What it does

Side-by-side agency eligibility caps for a given scenario — Fannie, Freddie, FHA, VA. Enter FICO / LTV / CLTV / DTI / occupancy / purpose / units and get the maximum LTV, CLTV, DTI, and credit-score floor each agency allows under its current matrix.

What’s in it:

  • All four agency rulesets in a single view, each with its own matrix tier that applied to the scenario.
  • Max LTV, max CLTV, max DTI, min FICO per agency, with the specific rule row that governed the result.
  • Multi-unit coverage — 2–4 unit tables across all four agencies.
  • Specialty-program flags — FHA 203(k), 234(c), 245(a), Streamline, EEM; VA IRRRL.
  • County-limit integration — links through to the County Loan Limits tool for the maximum loan amount in the relevant county.

Sample questions this answers in one click:

  • “Max LTV at 680 FICO / 45 DTI on a 2-unit investment property, all four agencies.”
  • “What’s the FHA floor for a 580 FICO cash-out?”
  • “Is VA tighter or looser than FHA on a 95% LTV purchase?”

Who finds this useful: underwriting managers calibrating overlay rules, loan officers scoping cross-agency options for a borrower, product teams keeping a mental model of where-each-agency-sits for new scenarios.

Scope note: this is the published agency matrix — not your institution’s overlays. Investor overlays sit on top of these caps and are not represented here.
