What it does
“Which metros are hot, which are cooling, and how far has single-family rent diverged from multifamily?” A monthly MSA-level panel of rent indices built on data from Beekin, Mortgage Tape’s Official AI Partner for Rental Market Data. 887 US metros, both SF and MF, from January 2015 to the present month.
What’s in it:
- 887 US metros with a monthly single-family rental (SFR) index and a monthly multifamily (MF) index, refreshed as Beekin publishes.
- Four ranking tables — fastest 12-mo gainers, deepest 12-mo decliners, strongest 10-year compounders, biggest SFR-vs-MF divergence. Each metro row deep-links to a full history view.
- Metro detail page — latest index, YoY / 3yr / 10yr change, and a full-history SVG chart for each metro, both property classes.
- State roll-up — equal-weighted aggregate across every metro in each state, SF and MF side by side.
- Search box — type a city or MSA name; results order by latest MF index with the latest SF and 12-mo delta inline.
Sample questions this answers in one click:
- “Which metros have the hottest SF rent growth right now?”
- “Where are SF rents falling fastest?”
- “Show me every metro where multifamily is diverging from single-family.”
- “Rank states by 12-month SF rent change.”
- “What’s the rent index for Phoenix — and how has it trended?”
- “Which metros have compounded rents fastest over the last decade?”
